Want to generate over 20+ buyer leads for every listing you get?
It’s actually a lot easier than you think with the improvements that have been made over the years to Facebook Lead Ads. A Facebook Lead ad negates the need for your website to a top notch converting site. People convert into leads before ever getting to your website.
When they first launched I tested them and found results were no different than other ads I ran but the leads were lower quality.
I run them almost exclusively for our clients listings. We can get leads for listings ranging from $0.75 to $6 on average. (The odd listing is higher but rarely is it over $10/lead).
That means with a small budget you can generate a high quantity of leads for your business off every listing. The trick is to combine some of the best practices for ads with a lead ad.
For starters, don’t put every detail about the listing in the ad. Put the basics and then say “for more information, click Learn More below”. This accomplishes two things; 1- You get their contact information 2- You don’t needlessly clutter up the post. Keep it simple and to the point.
You want the ad to stand out too. Don’t make it look like every other post. Do a slideshow with the nicest photos of the home, or a video if you have it. Then put emoji into the post. These are all emoji that I’ve used to great success: 🏡🗝💰🎯❤️. Experiment and see what works for you.
Here’s one that has worked well for us. This ad below got a name, email, and phone number for every $1.01 in ad spend. How many ads have you run with a cost per lead that low?
There is one problem though with Facebook Lead Ads. You don’t get notified of any leads as they happen. You need to get notifications of them to have a reasonable chance of converting. You need a third party tool that will connect and email you the leads.
